Q: When should I start?
A: A serious home search should start at least 2 months prior to when you want to move. The standard contract-to-close timeline is 30 days, meaning a 2 month timeline gives you 4 weeks to browse homes and have an offer accepted. If able, I recommend using your time prior to that to develop a customized strategy. If you want help with this, email me or schedule a zoom call here.
Q: How much home can I afford?
A: The short answer is you need to get pre-approved for a mortgage to know this for sure. In fact, most sellers will not accept an offer that is not also supported with a pre-approval letter. There are many factors that affect this including your debt-to-income ratio, down payment, and interest rates.
Q: What if I need to sell my current home first?
A: There are a few solutions for this based on your ability to get pre-approved for a loan. Depending on whether or not your lender says you must sell your home to qualify, common options include submitting offers contingent on the sale of your current home, renting first, converting your current home into a rental, or leveraging the 2-month window after closing on a new home where you don’t have a mortgage payment to sell.
Q: How much does it cost to use a realtor?
A: It depends on the realtor and firm. If you use me, my rate is 2.4% of the gross sales price. In almost all cases this is covered by the sellers via what’s called cooperating compensation, meaning sellers split the commission of the selling and buying side in order to reduce the amount of cash buyers need to close. This cooperating compensation will be confirmed verbally before we submit an offer and captured in writing upon going under contract.
Q: What's the biggest difference when buying a home in NC compared to other states?
A: Due Diligence Fee. This is a non-refundable deposit paid directly to the seller after going under contract. This is in addition to the Earnest Money Deposit, which is held in escrow and paid to the seller after the due diligence period ends. Because of this, we’re going to be extra careful in discovering red flags before submitting an offer.
